Price
Getting the price right from the start is one of the most important parts of selling your home.
If a home is priced too high, it can sit on the market longer and often ends up selling for less than it could have. That’s because buyers tend to move on quickly if the price doesn’t match what they’re seeing elsewhere.
The first few weeks on the market is when your home gets the most attention and the majority of enquiries and viewings happen. It’s really important that your price or price expectation lines up with what buyers have seen at other properties that are competing with yours to attract an acceptable offer.
Price it right early, and you give yourself the best chance of a strong result
Presentation
If you want to achieve a great price, your home needs to look its absolute best as first impressions really do count.
We’ll work alongside you to identify any small repairs or improvements that could make a big difference, focusing on what’s worth doing (and what’s not) so you’re not spending money unnecessarily.
Sometimes it’s also about creating space and flow. That might mean a bit of decluttering or storing a few items so each room feels open, welcoming, and easy for buyers to picture themselves living in.
The goal is to present your home in a way that attracts more buyers and helps you achieve the best possible result
Marketing
To generate the enquiries needed to attract the right buyer for your home we provide for FREE: professional photography, online advertising campaigns, social media advertising, neighbourhood promotions, property brochures, property signage, openhomes, LIM report, local authority Property Files and a property Certificate of Title to showcase your home and to provide potential buyers with the information they need to make a decision.
Negotiation
Negotiation isn’t about luck…..it’s about experience, timing, and knowing how to bring both sides together and this is where having the right agent really makes a difference.
The negotiation process starts at the preparation of a Buyers offer and the presentation of that offer to you. The aim of the negotiating process is to achieve an acceptable outcome for both parties.
Our experience and longevity of over 35 years in the real estate industry has seen us face many varied situations from easy straight forward to more complex or personally emotive situations. We bring that experience to guide you through offers and contracts with clarity and confidence.

Communication
Keeping you in the loop is a big part of what we do, because when you know what’s happening, you can make confident decisions.
While your home is on the market, you’ll receive regular weekly updates that are easy to follow. We’ll share who your most interested buyers are, what feedback we’re getting from open homes and private viewings and also the weekly website viewing activity of your home and the number of enquiries we've received and responded to, plus the results from handling those website enquiries.
We also keep a close eye on your competition. We set up alerts so we know when similar homes nearby come on the market, go under contract, or sell to ensure that we're always up to date with what's happening in your neighbourhood and to see if we need to adjust or change things to get the your home SOLD.
And once your home is under contract, we don’t disappear. We’ll keep things moving behind the scenes, making sure buyers meet their conditions on time and everything stays on track right through to settlement.
At every stage, you’ll know exactly where things stand.
